Meeting Summary

City of Bridges Community Land Trust (CBLCT) was present with their architect to discuss their plans for two, semi-detached, single-family homes that they wish to build on two city-owned parcels in the 4900 block of Broad Street. The site sits midway between N. Millvale Ave. and N. Winebiddle St.

CBLCT is in need of a variance for the project because semi-detached houses do not comply with the zoning classification for the site, which is R-1. The homes will consist of three stories, with three bedrooms and 1 ½ baths, and full basements. Two parking spaces will be incorporated at the rear of the parcels. Lu Zhu from Module Design and Ed Nusser from CBLCT were present to respond to questions about the project.

Rick Swartz from the Bloomfield-Garfield Corporation noted that there are attached dwelling units in the 4800 block of Broad St., and in the 100 block of N. Millvale Ave., which is the closest intersecting street. In his view, there is historical precedent for townhouse development in this past of Garfield.

No opposition to the project was expressed by any of the persons attending the meeting.
